Job Description Job Description Job Title :– Property and Tenant Law Job Summary : We are seeking an experienced and detail-oriented person with a strong focus on tenant laws for both residential and commercial real estate. The ideal candidate will assist with lease management, tenant-related legal issues, evictions, and compliance with local, state, and federal laws for residential and commercial properties. This role also includes property management tasks related to tenant relations and general maintenance of lease agreements and compliance. Key Responsibilities : Residential and Commercial Tenant Law Support : Draft, review, and revise lease agreements for both residential and commercial properties, including amendments, renewals, and terminations. Assist with landlord-tenant disputes, including preparing demand letters, notices of default, eviction notices, and handling unlawful detainer actions. Monitor compliance with local, state, and federal landlord-tenant laws, including security deposit handling, rent control, and eviction procedures. Provide support in eviction proceedings, including filing court documents, coordinating with property managers, and managing timelines for compliance. Research and analyze changes in landlord-tenant laws and provide updates to the legal team and property managers to ensure compliance. Handle tenant complaints, respond to legal inquiries, and coordinate with property management on resolving disputes. Lease and Contract Management : Prepare and maintain lease documentation, including drafting and revising lease agreements and ensuring compliance with applicable laws. Track key lease dates (e.g., renewals, expirations, rent increases) and ensure timely communication with landlords and tenants. Review and negotiate lease terms with tenants, ensuring all legal requirements are met. Assist with lease enforcement and ensure legal compliance with tenant obligations, including maintenance, insurance, and other requirements. Litigation Support :(rarely required) Assist in the preparation of litigation cases related to landlord-tenant disputes, including collecting evidence, drafting pleadings, and coordinating discovery. Attend court hearings and provide legal support during proceedings, such as unlawful detainers, security deposit disputes, and breach of lease actions. Draft responses to tenant claims and coordinate with outside counsel as needed. Tenant and Property Compliance : Monitor changes in housing and commercial tenant regulations, including health and safety codes, ADA compliance, rent control, and zoning laws. Ensure that residential and commercial properties comply with habitability standards and applicable tenant protection laws. Assist in managing tenant-related risk, including reviewing insurance policies, handling tenant claims, and advising on risk mitigation strategies. Property Management Support : Act as a liaison between landlords, tenants, and property managers to handle lease administration and tenant issues. Coordinate property maintenance, ensuring timely responses to repair requests and compliance with property codes and regulations. Assist in reviewing and processing tenant applications, conducting background checks, and ensuring the validity of tenant agreements. Oversee move-in and move-out processes, inspections, and security deposit management. Maintain property records, invoices, and tenant communications to ensure proper documentation of all property management activities. Tenant Relations and Communication : Act as a liaison between landlords and tenants, assisting with tenant communications regarding lease terms, rights, and obligations. Help resolve tenant complaints in collaboration with property managers, ensuring legal compliance and maintaining positive tenant relations. Assist with negotiation of lease extensions, early terminations, and other tenant requests. Document Management and Research : Organize, maintain, and manage all legal and tenant-related documentation, including leases, court filings, and correspondence. Conduct legal research on tenant law issues and advise on best practices for managing tenant relationships and compliance. Qualifications : Education (preferred but not required) Experience (required): 1 years of experience as a paralegal, with a focus on residential and commercial tenant laws. Strong knowledge of local, state, and federal landlord-tenant laws, including eviction procedures and fair housing laws. Experience working with property management firms, real estate law firms, or landlords is essential. Skills : Excellent understanding of residential and commercial lease agreements and tenant protections. Strong organizational and multitasking skills, with the ability to handle multiple cases and deadlines simultaneously. Attention to detail and the ability to work independently with minimal supervision. Compensation : Initial Pay : The subcontractor will be paid $200 per day during the initial period. Increased Pay : Based on proven experience, trustworthiness, and consistent performance, the daily rate may increase to $220-$250 per day . Work Environment : This position operates in a professional office environment at 2772 SW 8th St, Miami, FL 33135. Some work may be done remotely once trust and accountability have been established. Occasional travel may be required for court hearings, tenant inspections, or meetings with landlords
