The property manager position requires the ability to work in a fast-paced and customer service-oriented environment. The incumbent must be able to perform duties under pressure and meet deadlines in a timely manner, work as part of a team, as well as independently to complete assignments. This position will supervise, direct, and implement strategies and objectives to ensure optimal operational efficiency as it pertains to the day-to-day management of the Property Managers and their assigned communities. Must maintain a detailed knowledge of the primary markets, fair and equal housing opportunities and comply with all laws and regulations. Duties include but are not limited to acting as a representative of Sphinx Residential, LLC in the daily interactions with residents, vendors, corporate personnel, and partners, as necessary. Responsibilities: · Conducting a Property Walk using HappyCo to ensure your exterior and interior amenities are looking good and smelling great for the day. · Scheduling appointments&conducting tours, new and renewing lease executions, income certifications, and one-on-ones with residents and staff. · Creating an agenda for your next weekly team meeting to boost morale, talk goals and supporting tasks, and any pending items from the last meeting. · Updating ResMan, CMTS, and working with assistant/leasing in maintaining incredibly good-looking files for random and scheduled audits · Receiving&recording maintenance requests, auditing maintenance request fulfillment and make-ready time lapses, walking vacant units, inspecting occupied units. · Collecting bids from vendors, auditing property needs and checking the budget for allowable purchases, monitoring expenses, and increasing revenue to lock in your next bonus. · Collecting rent monies, preparing, and executing evictions for lease-violating units; overseeing execution of property events, resident talks, and more · Checking apartment news to stay in the know about market trends in rents, amenities, and competing properties, scheduling. · Coordinating or creating property-wide messaging and marketing material for property events and information · Attending meetings held by immediate supervisory team. · Supervising training, tasks, and projects delegated to your direct reports. · Meeting all your training, task, and project deadlines set by your immediate supervisor. Key Performance Indicators: The Key Performance Indicators (KPIs) described below help Regional Maintenance Supervisor, property management companies, and site maintenance teams assess their performance, prioritize tasks, allocate resources effectively, and ensure that properties are well-maintained to meet tenant needs and satisfaction while preserving property value. These KPIs and more will be used to assess performance on a biannual basis. · Occupancy Rate: Measures the percentage of occupied units compared to the total number of units available for rent for the entire portfolio, excluding lease ups. · Rent Collection Rate: The percentage of rent collected compared to the total rent due. A high rent collection rate reflects effective rent collection practices and tenant relations. · Income Certification Timeliness: The average time taken to process and certify tenant income eligibility for LIHTC units. Timely income certification ensures that units are occupied by eligible low-income tenants and helps prevent non-compliance issues. · Compliance Audit Results: Compliance audit results should demonstrate adherence to LIHTC regulations and requirements, with minimal findings of non-compliance. Maintaining property quality and addressing maintenance issues promptly is crucial for tenant satisfaction and compliance. · Maintenance and Repairs Response Time: The average time it takes to respond to and resolve maintenance or repair requests. Prompt response times contribute to tenant satisfaction and property maintenance. · Operating Expenses Ratio: The ratio of operating expenses (e.g., maintenance, utilities, property taxes) to rental income. A lower ratio indicates more efficient cost management. · Net Operating Income (NOI): The total revenue generated from the property minus operating expenses. Increasing NOI demonstrates effective property management and financial performance. Qualifications: · Bachelor’s Degree from a four-year college or university preferred; three years related experience and/or training.
