Job Description Job Description Overview: Zenith Group Management is looking for an energetic Property Manager to oversee our extensive apartment portfolio in the Kansas City area. Full-time schedule: Monday - Friday 8:30 am – 5:00 pm Continuing education opportunities. Benefits. Paid Time Off. 10 Days (80 hours) of Unvested PTO after 90 days. 8 additional hours annually for your birthday. Responsibilities: Collect, post, and deposit rent and fees promptly using online remote deposit. Monitor outstanding balances and issue notices according to the late and delinquent rent process. Periodically review rental applications and lease forms for accuracy and compliance with policies and procedures. Maintain and catalog property records in Property Management Software. Monitor outstanding balances and perform evictions, utility cut-offs, and issue notices as needed. Properly code and submit Accounts Payable invoices to the accountant for payment. Initiate the ‘Make-Ready’ process in Property Management Software and update the Make-Ready Board regularly. Review and monitor the “make-ready” list weekly for timely turnover of vacancies. Ensure all administrative paperwork is accurate, complete, and submitted on time. Process all move-outs, including refunds and charges. Address resident concerns and requests promptly to ensure satisfaction. Conduct monthly property walkthroughs to suggest improvements and upgrades. Distribute all company or community-issued notices (renewals, pest control, special projects, bad weather, emergencies, etc.). Record and communicate all service requests to maintenance. Accurately log all notices to vacate in Property Management Software, determine the cause of the move-out, and report to the Department Manager. Provide backup for leasing staff by answering calls, setting appointments, and showing inventory when necessary. Alert residents when lease renewal is required and facilitate the renewal process. Follow up on completed work orders to ensure resident satisfaction. Compile and submit monthly Property Owner Reports to Property Owners. Skills: Ability to represent the company professionally at all times. Strong support and contribution to the community team. Excellent oral and written communication skills. Proficiency in telephone operation, personal computer/keyboard, G-Suite (specifically Google Calendar), Microsoft Office (including Word and Excel), and Property Management Software. Participation in training to comply with new or existing laws. Neat, clean, and professional appearance throughout the workday and whenever present at the properties. Compliance with organizational policies and procedures. Possesses strong organizational skills, effectively manage deadlines, delegate tasks as needed, and demonstrate critical thinking abilities. Excellent customer service and interpersonal skills. Education/Experience: High school diploma required Associate's or Bachelor's degree desired CAM designation desired Section 8 experience required.
