Job Description Job Description Job description We are looking to hire a self-starting, hard-working property manager to manage the day-to-day property management projects and operations with our maintenance team. This position will report directly to the Regional Manager. They will oversee various company initiatives in our residential portfolio, including, but not limited to, apartment renovations, capital improvement projects, improving general curb appeal, and ensuring timely and efficient work from our maintenance team. The responsibilities include organizing and planning projects, creating schedules for workers, ordering materials and scheduling delivery to meet deadlines, reviewing the budget to ensure that there are no-cost overruns, managing inventory, and strategizing with the regional manager on company initiatives. You should also be able to train and mentor field staff. To be a successful property manager, you should be able to manage the work schedules of the field staff and outside vendors, adjusting them as needed. Ultimately, you should be able to build good working relationships with customers and vendors and resolve customer complaints efficiently. Responsibilities: Organize and plan for various capital improvement and renovation projects Managing the workflow of their employees, creating a work schedule, and delegating tasks Ordering and scheduling the delivery of all materials needed for the project Acting as the main point of communication for all field workers Setting goals for workers and making sure they comply with the company’s plans and vision Reviewing project progress to ensure that deadlines are met. Assessing the work performance of their employees and identifying areas that need improvement Providing leadership to on-site staff, sub-contractors, and other parties. Investigating and resolving customer complaints. Ensuring that business goals, deadlines, and performance standards are met Ensuring that safety policies are strictly adhered to. Qualifications/Skills: Property management experience or relevant experience: 5 years Strong background in construction and maintenance-related activities Excellent organizational and time management skills Strong communication skills, both written and verbal Strong Leadership skills High level of attention to detail The ability to work in different environmental conditions. Sound knowledge of contract terms and pricing Education: High school diploma or GED. bachelor’s degree or equivalent experience preferred Proficiency in MS Office (Outlook, Word, and Excel).
