Job Description Job Description We are seeking a dedicated Property Manager to oversees the daily operations of the Property and coordinates the functions of all departments to ensure regulatory compliance and tenant satisfaction. Job Responsibilities: Leasing and Marketing: Conducts the new application and recertification processes; Reviews all lease forms for accuracy and compliance with resident policy; Assist in preparation of advertising and marketing programs; Assist in preparation of monthly reports. Tenant Management: Implements rent collection programs, attends court as necessary; Supervises move in and move out procedures; Schedules tenant/management meetings with the Regional Property Manager; Reviews resident compliant log. Financial reporting and control: Prepares purchase orders for approval; Prepares inventory of all equipment and supplies; Assist in preparation of the budget. Physical Asset Maintenance: Supervises scheduling of maintenance work in Yardi; Establishes a rotating schedule of personnel for emergency maintenance with maintenance supervisor; Makes regular follow-up inspections on maintenance work; Makes regular inspections of grounds, including all common hallways, provides written reports to the Regional Property Manager and Owner as required; Supervises all vacant apartment make-ready procedures; Make recommendations for physical repairs, replacements and/or improvements; Makes recommendations for supplies, materials and equipment; Recommends expenditures, within budget allocations; Evaluates maintenance operations periodically to determine cost efficiency. REQUIRED EDUCATION/EXPERIENCE: High school diploma or equivalent 3 years or property management experience, affordable housing preferred Working knowledge of HUD and NJHMFA guidelines Knowledge of YARDI or similar property management software Proficient in Microsoft Office
