Job Description Job Description We are seeking a Property Manager to become a part of our team You will help plan and facilitate all real estate activities and transactions. Responsibilities: Oversee and coordinate all real estate transactions Attract and educate new tenants Investigate and resolve tenant complaints Update and improve properties to increase return on investment Ensure all work order and repair requests are processed in a timely fashion Supervise and train property staff Enforce property and associations' rules and regulations Qualifications: At least 5 years' experience in property management or other related fields Familiarity with real estate contracts and leases Ability to build rapport with tenants Ability to multitask and prioritize Excellent written and verbal communication skills​​​​​​ JOB DESCRIPTION: The Property Manager is responsible for the oversite of their rental properties for the business. The Property Manager is to plan, control and direct the daily operations of the residential properties. This person must display strong leadership skills and the ability to analyze situations and make decisions. Property Manager ensures that the appearance and physical condition of the communities meets or exceeds company standards. This person is charged with effectively communicating with residents and establishing a profitable renewal program. The duties include but are not limited to the following: Advertising role: · Market Analysis of rental rates in between tenants/prior to advertising · Implement marketing initiatives to achieve occupancy goals · Vacancy report review/time on the market of properties · Maintain in-depth knowledge of market conditions · Determine Rental inventory needed and coordinate with Maintenance Dept. · Determining the market rental values of properties by market comparisons Maintenance role: Responsible for the physical management of the properties, including performing preventative property maintenance to keep the property functioning in top condition. This maintenance aims to keep current tenants happy and attract new tenants. · Property inspections of Communities/Inspections/coordinate with Maintenance Dept · Preparing Room by Room Estimates for Move Outs/Compare to Maintenance Dept results Tenant relationship role: · Knowledge of Landlord-Tenant Law on screening a tenant, handling security deposits, terminating a lease and evicting a tenant · Handling tenant or owner complaints/Emergency situations that require same day decision. · Attend Magistrate Court · Processing Tenant Applications Scheduling/Processing role: · Coordination of Move outs/Final Inspections · Lease Preparation and Coordinating Lease Signings · Auditing Tenant Files for accuracy after New Move in and scanning all documents into Appfolio Financial role: · Reviewing the Security Deposit refunds/move out files and sending Move Out Charges to Tenants · Entering Deposits and completing Deposit Slips · Rents/Delinquency List/DW review · Reviewing all delinquent accounts and determining action required Company Description We are the largest locally owned Property Management Business in the area Company Description We are the largest locally owned Property Management Business in the area
