Our culture attracts talent that stays for a long time…most have been with us since the inception of our company. www.keenrealty.com Who you are: You are a commercial real estate management professional with 5 years of experience working with suburban office, retail, or industrial/flex properties. Your strong customer service makes our clients feel confident with you as a part of our team. You are a self-starter who can work effectively in an on-site management office environment and able to supervise a building maintenance teammate. As part of well-rounded Property Manager, you possess a Texas Real Estate License and can support the marketing and leasing of available spaces throughout your designated portfolio. You will be proficient in MS Outlook, Excel, Word, and Adobe. QuickBooks would be helpful but not necessarily required. What you have (that we want): You have the following knowledge and expertise that supports your proficiency as a Property Manager. Oversee the day-to-day operations of your assigned portfolio. Build strong, professional relationships with tenants, clients, and vendors. Supervise your building maintenance team and support their activities. Coordinate defining scope of work and obtaining bids for contracted services and repairs. Prepare monthly report narratives that are clear and informative, assemble, and distribute to clients. Maintain property and tenant lists in the company database. Oversee lease administration and proper enforcement of lease provisions. Oversee tenant rent collections and follow up correspondence as required. Review and approve for payment all monthly operating expense invoices. Perform routine property inspections as prescribed in the Management Agreement. Assist in the marketing and leasing activities by updating building information and showing space. Prepare Lease Abstracts for submission to Accounting. Coordinate the tenant move-in/move-out process. Assist in supervision of any capital or tenant improvement projects. Prepare Annual Operating Budgets and CAM Reconciliations. Participate in being On-Call for emergency dispatch lists as necessary. Coordinate Tenant Events as approved by clients. All other duties assigned that are property management related. Here is what success looks like: You will become a part of a growing Texas based company looking to gain market share in the commercial property management market in Texas. You will actively work to make the Property Management and Accounting Team be successful. You will establish a working relationship with our clients who know and trust you. You will continue to gain knowledge of property management through professional organizations and networking within the commercial real estate community. You will help promote Keen Realty in new business opportunities and support discussions, as appropriate. Here’s what you get from us: Keen will pay you a competitive base salary and you will be eligible for an annual performance bonus. The overall compensation is dependent upon your experience and skill level along with your performance. The starting compensation range is expected to be anywhere from $60,000 to $80,000 annually, plus commission bonuses for assisting with project leasing efforts. Employment during the first ninety (90) days is considered a probationary period for both the employee and Keen to evaluate each other. Upon successful completion of this probationary period, you are considered a permanent employee with all the rights and privileges employment provides. You will receive paid vacation along with a specified number of personal days and paid holidays. The longer you are with us, the more vacation days you earn. After the required waiting period, we will offer health, vision, and dental insurance plans to you, and Keen will cover up to $500 per month towards those costs, depending on the plan(s) you participate in. Reimbursement for expenses associated with professional organizations and real estate licenses. Reimbursement towards use of personal mobile phone for business purposes.
