Job Description Job Description Job Overview We are seeking an energetic, outgoing, and positive professional for five Austin area properties, currently totaling 326 units. The ideal candidate will have a strong background in multi-family property management and a thorough understanding of Fair Housing regulations. This role requires excellent leadership skills, the ability to manage conflicts effectively, and a commitment to providing exceptional customer service. The Area Property Supervisor will be responsible for ensuring that all properties are maintained to the highest standards while fostering positive relationships with residents and staff. Duties - Provide effective management of on-site staff members to ensure satisfactory financial and maintenance performance, compliance with company policies, federal, state, city laws and regulations, and excellent resident satisfaction and retention. - Communicate regularly (often daily) by phone or email with the Celadon owner and property owners in the portfolio. This communication will include leasing, rental rates, market conditions, advertising, makereadies, capital projects, insurance and other issues as they arise. - Responsible for developing annual budgets for each property. Complete monthly bank reconciliations and prepare financial statements for each property in a timely manner. prepare EOY financial statements for the property owners and Celadon owner. Track actual income/expenses against the budget. Pay bills with the on-site manager. Coordinate payroll submission and funding. - Work closely with on-site staff members. Manage all aspects of assigned properties, including resident relations, leasing, advertising, maintenance, vendors, and financial performance. - Provide leadership, guidance, and support to staff. Train and mentor staff members. Meet regularly with all staff to discuss property issues, new laws and regulations, company and community policies. Be available for general discussion among staff members as issues arise. - Work closely with outside vendors and contractors on larger projects to obtain estimates and contractor documentation. Oversee projects and approve the final job before authorizing payments. - Conduct routine and quarterly inspections with on-site staff to include vacancies, makereadies, and maintenance and safety improvements needed. Requirements - Proven experience in property management for five plus years. - Strong knowledge of Fair Housing regulations is required. - Familiarity with Appfolio and Bluemoon software is preferred, but not mandatory. A willingness to learn is essential. - Basic accounting knowledge is required. - Requires regular travel between the properties and home office. - A valid driver's license/auto insurance will be required for travel between properties. - A social security card is required.
