Job Description Job Description We are looking for an Assistant Property Manager for our client in New Orleans. This position ensures that safe, comfortable, and well-maintained housing is provided for the residents and the community. Essential Duties and Responsibilities: Provide quality management of staff. Assist with the operation of the properties within the established federal, state or local governmental guidelines, if applicable. Adhere to the Fair Housing Act. Oversee and manage residential participant services to ensure compliance with organizational policies, procedures, contracts, and accreditation standards. Ensure quality outcomes are achieved. Maintain positive relationships with organizations, staff, and individuals who provide services to consumers. Ensure that preventive and required maintenance is performed at the property. Conduct orientation with new residents; review the lease, community policies, and move-in paperwork; and conduct move-in and move-out inspections. Prepare weekly, monthly, and quarterly reports. Ensure all move-in and lease renewal paperwork is up to date and submitted to the property manager within the established time. Input housing data into the HMIS and Yardi systems. File court documents for lease violations. Represent the company as custodian of records per court order. Maintain day-to-day contact with residents. Conduct quarterly inspections and required drills. Maintain the key control system. Conduct drug testing as needed. Balance rental deposits Perform other duties as assigned. Requirements: Must be familiar with treatment modalities for individuals who are in recovery for substance abuse and experienced in managing multi-unit apartments. Must have excellent organizational skills, ability to interact with individuals who are in recovery, and ability to work with organizations with individuals who may provide services or assistance to individuals in recovery. Knowledge of using a personal computer, database spreadsheet, and word processing is preferred. This position requires working outside of normal working hours. Willingness to travel to other locations as appropriate in the performance of duties and responsibilities.
